Finding the right property for you, whether it be a long-term family home, or an investment is a crucial decision. At Orchid, our desire to be the very best does not stop with our vendors. We aim to provide buyers with the best possible service too! 
 
Our use of full time, fully qualified staff on viewings provides viewers with an in-depth background on the property and local market. We provide professional A3 size, full colour property particulars and are happy to conduct viewings outside of office hours, 7 days a week subject to the vendor’s permission. 
 
We also have the added benefit of having an in-house sales progressor to ensure that you have a direct point of contact throughout the purchase. Our easy to use property search filter on the home page, and friendly and helpful staff will create an enjoyable viewing experience.

Getting your finances in order: 
 
At Orchid we would recommend that you organise your finances and have any mortgage requirements agreed in principal, so that you are in the perfect position to move ahead, once you find your perfect property.

View properties with Orchids accompanied viewings: 
 
At Orchid we will always accompany you when viewing properties, so that our team are with you every step of the way, in order to be able to answer comprehensively any questions that you may have whilst viewing. 
Making an offer: 
 
We are confident that you are going to find your property with Orchid and that you will be in a position to make an offer very soon. Make sure that you communicate any conditions that accompany your offer, so that we can inform the property seller. Once we receive your offer, we have to complete an initial affordability check on you the buyer, as well as a check on any chain that there might be. We also by law, are required to conduct AML (Anti Money Laundering) checks, which are carried out by a third party and legally we are unable to submit your offer prior to this being conducted. Once we are satisfied with the outcome of our checks, we will be in a position to communicate your offer to the seller. 
Offer acceptance, exchange and completing: 
 
When your offer is accepted by the seller, we will initially require your solicitors details, we will then prepare a memorandum of sale and pass you over to our sales progression team, who will be on hand to help, advise and progress the sale process. 
 
Once all parties are happy with the contracts that have been drawn up by their solicitors, contracts will need to be signed and exchanged. This is the moment that you are contractually bound by law to buy the property from the seller and for the seller to sell it to you. 
 
On the day of completion, the money will be transferred via the solicitor, this will also be the date that you become the legal owners of the property and can now enter the property, this is also the day that the seller no longer owns the property and has to leave. The Seller will usually leave the keys to the property with us and we will hand these over to you on completion.
