We not only advertise your property on our own website, in our office windows, on online property portals such as Rightmove, as well as in London advertising, via direct mail and of course the use of our For Sale signage outside your property.

Receiving offers and negotiating:
When we receive an offer on your property, we initially carry out affordability checks on the buyer as well as a check on any chain that there might be. We also by law, are required to conduct AML (Anti Money Laundering) checks, which are carried out by a third party and legally we are unable to submit an offer to you prior to this being conducted. Once we are satisfied with the outcome of our checks, we will be in a position to communicate the buyers offer to you. The choice whether or not to accept an offer is entirely up to you, and we will be able to offer help, guidance and advice to you throughout this critical time.
Accepting an offer, exchanging and completing on your property sale:
Once you accept an offer on your property, we will ask for both your and the buyers solicitor details, before we change the status of the property to under offer and issue a memorandum of sale. This is when our sales progression team start working to progress the sale along.
Once all parties are happy with the contracts that have been drawn up by their solicitors, contracts will need to be signed and exchanged. This is the moment that you are contractually bound by law to sell the property to the buyer and for the buyer to purchase it from you.
On the day of completion, the money will be transferred via the solicitor, this will also be the date that the buyers become the legal owners of the property and can now enter the property, this is also the day that you no longer own the property and have to leave, handing your keys over to us so that we can pass them onto the new owners.
